Determining Value

Individuals should have access to information regarding the Ottawa real estate market before making any decisions to sell their property. We understand that the Ottawa real estate market is changing rapidly due to technology; we also understand that there are discount brokerages that offer to list your home on the Multiple Listing Service (MLS®) for a minimal cost. We work with a full service brokerage to list your home, and offer services that far exceed a “mere posting” brokerage (as it is referred to in the real estate industry). Most “mere-posting” brokerages will not offer to provide you with market information to determine the value of your property; if they do provide you with market information, it is usually an additional expense above and beyond the mere-posting fee.

Comparative Market Analysis. We will conduct a Comparative Market Analysis (CMA) of your home to determine the value of your property. Listing your home at a price that is over the market value will not attract market-savvy buyers. Pricing a home for sale requires careful analysis of neighbourhood sale prices and a solid knowledge of market conditions in order to determine the precise price point of your property. Before considering what the listing price of your home should be, ask yourself these questions:

  1. Where do you find the final sale price of properties? You have probably been paying attention to what your neighbour’s homes have been listed for, but you do not have access to the sale price of these properties. However, your neighbour may have over-listed their homes in the hopes of obtaining a higher sale price. Unfortunately, their home is likely to remain on the market for an extended period of time due to its unattractive price. Homes are only worth what a buyer is willing to pay, and only REALTORS® with access to the Multiple Listing Service are able to quickly and efficiently provide pertinent information regarding the sale of properties in your neighbourhood.
  2. Are you able to look at your property objectively? Whether you’ve lived in your home for 30 years, 5 years or merely own it as an investment, you’re proud of it. Selling property is rarely a non-emotional process. As REALTORS®, we are trained to objectively assess the value of your property while simultaneously protecting your investment; it’s part of the code of ethics we’re strictly bound to.
