The Buying Process

  1. Contact Phillip, Pamela & Cameron
    It is important to get us involved in your decision to purchase a home as soon as possible. We will help you through the next steps in the home-buying process and ensure that you are always on the right track.
  2. Apply for a Mortgage Pre-Approval
    Get in touch with your financier and set up an appointment to fill out an application for a mortgage pre-approval. This step will determine what you can afford when it comes to purchasing a home and will ensure that you are able to finance the home you wish to purchase. When it comes to placing an offer, having your financing in order before submitting an offer will relieve unnecessary stress.
  3. Determine Your Wants and Needs
    Having an idea of what your needs and wants are when it comes to a new home helps narrow your search, as well as opens up possibilities that perhaps you hadn’t considered yet. We will go over a basic list when we first meet with you. As we start looking at more houses, this list will be revised as your needs and wants become more defined.
  4. Start Looking!
    This step is pretty self-explanatory. We will organize appointments to view homes that interest you and meet your criteria. It usually takes a few outings before we find exactly what you need.
  5. Place an Offer
    When you have found the home you’re looking for, we will place an offer on the property to secure it until we get a chance to have a closer look at all the fine details. We will go over the process of placing an offer when the time comes—each situation is unique (and we are familiar with all of them).
  6. Fulfill Conditions
    Most initial offers on properties are conditional offers. The most common conditions are: financing, home inspection, lawyer review, septic inspection and water potability. We will discuss with you the appropriate conditions for your offer and help you through the process of fulfilling the conditions before the deadlines. Of course, if there are major issues with a property and you are no longer interested in purchasing the property, unfulfilled conditions will nullify the offer and you can continue to look for additional property.
  7. Closing the Property
    Once the conditions have been fulfilled, the terms have been agreed and the paperwork is in order, we will forward your documents along to your lawyer. The lawyer will handle drawing up the deed, doing a title search, discussing title insurance with you, etc. If you have questions, of course, feel free to ask us anytime. Sometimes your questions should be directed and us, sometimes the mortgage broker and sometimes your lawyer is best suited to help you. In any given situation, we can point you in the right direction to get the answers you need.
  8. After Closing
    Move in and enjoy your new home! Or, if you’re investing—we can help get you started with leases, tenant applications, property management and the rest of it!
